A tax deed application is the next step after a tax certificate remains unpaid. Filing an application begins the legal process that may ultimately result in a public tax deed sale of the property.

When Can a Tax Deed Application Be Filed?

  • A tax certificate holder may apply 22 months after the year in which the certificate was issued.
  • The application must be submitted before 7 years have passed, or the tax certificate will expire.

How to Apply

All tax deed applications must be submitted online through DeedExpress (LienHub).

Through DeedExpress, certificate holders can:

  • Estimate application costs.
  • Submit tax certificates for tax deed processing.
  • Make payments and request refunds.
  • Track application status in real time.
  • Receive email notifications and electronically sign required forms.

  • Submitting a tax deed application does not guarantee ownership of the property.
  • The Miami-Dade Clerk of the Courtconducts the tax deed sale and determines the outcome of the auction.
